Objective
Client had asset that was marketed in the past by a competing commercial real estate firm. The Business Park had seen no activity and no land sales in the prior 2 year period while being marketed by another firm. NAI Houston was hired after Catellus interviewed five other firms. The challenge was to create activity in a dormant park and sell land sites.

Results
NAI Houston launched an extremely aggressive market campaign that included door- to-door cold calling, SIC code mailings, and bi-weekly broker emails. Developers were also targeted (something prior firm did not do). An 11-acre site was sold within 6-9 months and Developer will start a speculative development project. This will bring new “fresh” activity to the park.

Benefits
Aggressiveness and a thorough understanding of the industry “players” lead to a sale. Speculative construction will bring new attention to a neglected area and lead to more land sales.
